Project Vestire, Watford
Creating communal outdoor spaces on constrained urban site.
The project proposes 24 flats on the corner site. The flats are a mixture of 1, 2 and 3 bedrooms. The massing of the development steps down towards the North, mediating between the neighbouring locally listed two-storey pub (The White Lion) and the 8 storey existing housing
development (Orchid Court).
Rounded corners follows the shape of the site, resulting in a softening of the massing, visual interest and a unique site specific identity. The ground floor is set back to create a podium for the building. The mass is
further broken up by the upper levels third to fifth floor being setback. Balconies/ wintergardens are inset to create a pure form for the building.
The project aims to be meet ambitious environmental standards. A low carbon building is intended within this preliminary design. There is space for high levels of insulation to minimise heating demands and low energy air source heat pumps are proposed to provide heating and hot water.
The proposal aims to mediate between the high rise block to the South and the 2 storey pub to the North. The stepped massing breaks down the scale of the overall building so that it is more sympathetic with its surroundings.
The curved corners on the South facade follow the site boundary, adding interest to the architecture and softening the form. This curving is carried throughout the architecture as a motif creating a coherent form.
The central core is flooded with daylight on the upper levels through a central slot that follows the stepping.
The building aims to use high quality materials. Brick slips are proposed as a low carbon alternative to full masonary bricks. Soldier courses are proposed around the corners to create smoother corners and add visual interest.
The base of the building is to be in a darker brick to create a podium and the upper levels are in a lighter brick to create contrast and lessen the visual impact of the overall form.
Inset balconies and winter gardens are used on all sides to create a pure form. Full height windows/ winter garden openings create consistent bands around the building.
Two communal roof terraces are created on both the third floor and roof space. Internal shared amenity space is provided on the ground level.
The roof spaces are great opportunities for adding planting and creating biodiversity.
The internal amenity space is proposed to have a mixed function, operating as a workspace during the day for residents and being a more casual lounge space in the evenings that could be booked by residents to hold group events
